How to use this calculator
Enter gross monthly income before taxes and deductions, the proposed or current monthly housing debt payment, and other monthly debt payments.
How the calculation works
Housing debt-to-income ratio = monthly housing debt ÷ gross monthly income × 100. Total debt-to-income ratio = (housing debt + other monthly debt payments) ÷ gross monthly income × 100.
Worked example
With $6,000 gross monthly income, $1,500 in housing debt, and $500 in other monthly debt, the housing ratio is 25% and total DTI is about 33.3%.
Assumptions and limitations
This estimate uses only the debt amounts you enter. Lenders may count obligations differently and use different limits by loan product and borrower. This result does not determine eligibility or approval.
Frequently asked questions
What income should I enter?
Use gross monthly income before taxes and other deductions, consistent with the CFPB definition.
Is there one DTI limit that guarantees approval?
No. Different loan products and lenders use different limits, and DTI is only one part of underwriting.
